Americans in Nice
The census counts US nationals by département, not by city. Here is what it says for the Alpes-Maritimes, what it leaves unsaid about Nice itself, and what the ministry's rent map gives for the city.
INSEE and ANIL, read on 28 October 2026.
The numbers
US nationals who live in the Alpes-Maritimes
The 2023 census. The 95% interval, indicative, runs from 1,311 to 1,539.
US nationals in the whole Provence-Alpes-Côte d'Azur region
The Alpes-Maritimes hold 42.9% of them.
Asking rent per m² for an apartment in Nice
Per month, charges included, third quarter of 2025. For 52 m², 1,062 euros.
A plain reading: the census records 1,425 people of US nationality living in the Alpes-Maritimes. INSEE does not publish the count for Nice. The ministry's rent map gives 20.43 euros per square meter for apartments of all sizes in Nice.
What the census says about Nice
The detail file of the 2023 census names a département only where it has 700,000 inhabitants or more. The Alpes-Maritimes qualifies, with 1,128,417 residents in the file. The commune of Nice does not appear, so there is no census figure for the city, and we do not split the département's count between Nice and the rest.
The count for the département rests on 405 people in the census sample, or 12.6 for every 10,000 residents. INSEE's rule gives count × (1 ± 2 × coefficient of variation), with a coefficient of 4.0% for a count of this size, so 1,311 to 1,539. INSEE built its table for whole communes of 10,000 inhabitants or more, so for one nationality the interval is a guide and not an exact bound.
The count is of nationality. A person with French and American nationality counts as French, so dual nationals are not in it. People who live in France for less than a year, such as students on one semester, and visitors are not counted.
Is there a rise in the number of Americans in Nice? This page cannot say. The census of 2023 is collected over five years, includes the 2024 collection, which changed method and counted more people, and INSEE says it cannot be set against earlier ones. The count for the Alpes-Maritimes is a single date and not a trend. The page Americans in France by region gives the full reading rules, the other départements and the regions.
What it rents for in Nice
The ministry's rent map, published by ANIL, gives an asking rent for the commune of Nice in euros per square meter per month, charges included, for an unfurnished home first advertised in the third quarter of 2025. The rents come from a statistical model fitted on listings of leboncoin and Groupe SeLoger. They are not median rents and they describe new lettings, not leases already running.
| Home | € per m² | Interval | Reference home | A month | Listings | R² |
|---|---|---|---|---|---|---|
| Apartments, all sizes | 20.43 | 15.44 to 27.04 | 52 m² | 1,062 € | 71,615 | 0.825 |
| Apartments with 1 or 2 rooms | 22.74 | 17.75 to 29.14 | 37 m² | 841 € | 50,285 | 0.697 |
| Apartments with 3 rooms or more | 19.73 | 13.90 to 28.01 | 72 m² | 1,421 € | 21,293 | 0.637 |
| Houses | 21.60 | 13.50 to 34.55 | 92 m² | 1,987 € | 730 | 0.790 |
The monthly figure is the rent per m² times the ministry's reference surface for that type of home. It is arithmetic on ANIL's figure, not a rent ANIL published, and a real home of another size will differ. "Listings" is the number of listings behind Nice's own figure. R² says how closely the model follows the listings of the same place; the ministry judges a model good above 0.5. The interval is the one ANIL gives and it is wide for houses, which rest on 730 listings against 71,615 for apartments of all sizes.
The map shows no trend and the ministry says it cannot: each edition groups communes differently, so do not set these figures against an older edition. To set Nice beside two other communes, use France rent by commune.
What this page leaves out
Visitor and tourism counts are not here. Visitors are not residents and the census does not count them, and we did not read an official tourism source for them. Home purchases by American buyers on the Riviera are not here either: the notary figures we have read cover Île-de-France only, which is on the Paris page.
How to cite these figures
Each source asks for its own credit. For INSEE, whose data is under the Licence Ouverte 2.0:
Source : Insee, recensement de la population 2023, fichier détail « Individus localisés à la région », https://www.insee.fr/fr/statistiques/9004831, consulté le 28 October 2026.
For the rents, ANIL asks for this credit:
Estimations ANIL, à partir des données du Groupe SeLoger et de leboncoin. Carte des loyers, indicateurs de loyers d'annonce par commune en 2025, https://www.data.gouv.fr/datasets/693aa2feed1bf4da603faa49/, consulté le 28 October 2026.
The census count is INSEE's weights summed by us and the interval is our application of INSEE's rule. The monthly rents are our arithmetic on ANIL's figures. Neither body has reviewed them. To cite this page:

Sources and method
- Census count. INSEE, census 2023, detail file "Individus localisés à la région": the weight of every person whose nationality code is 840 (Américains, USA) and whose département is the Alpes-Maritimes, and the same for the region. We read the publication page and the file on 28 October 2026. The note on precision (September 2023) gives the coefficient of variation: fiche-precision.pdf (September 2023), communes of 10,000 inhabitants or more in metropolitan France, RP2018.
- Rents. "Carte des loyers", asking rents by commune in 2025, ministry of ecological transition, Licence Ouverte 2.0, updated 11 December 2025, read on 28 October 2026. The ANIL methodological note lists the listings used and the limits.
- What we do not do. We add no figure of our own beyond the sums, shares, intervals and monthly products described above, and we give no number of Americans for the city of Nice. The script that builds the page's data is in the project.
