Americans in Paris
Three official sources count different things: Americans who live in Paris, Americans who bought a home there, and what a home costs to rent. They are set side by side here and never added together.
INSEE, Notaires du Grand Paris and ANIL, read on 28 October 2026.
The numbers
US nationals who live in Paris
The 2023 census. The 95% interval, indicative, runs from 8,966 to 9,520.
Homes bought in Paris in 2025 by US buyers living outside France
26% of the purchases by foreign buyers who live outside France.
Median budget of those buyers
For a median surface of 65 m².
The first figure counts residents. The second and third count buyers who live abroad. Neither tells you how many Americans there are in Paris at a given time, and the buyers are not part of the census count.
A plain reading: the census records 9,243 people of US nationality living in Paris. In 2025 notaries recorded 220 purchases of existing homes in Paris by US buyers who live outside France, with a median budget of 864,000 euros. Rents asked for apartments run from 27.70 to 37.89 euros per square meter per month depending on the arrondissement.
Who lives in Paris: the census
Paris is one commune and one département, so INSEE's figure for the département is the figure for the city. The file counts 9,243 people of US nationality, built from 2,760 people in the census sample. That is 60.2% of the 15,359 in the Île-de-France region and 44 for every 10,000 residents of Paris.
The margin: INSEE's rule gives count × (1 ± 2 × coefficient of variation), with a coefficient of 1.5% for a count of this size. That makes 8,966 to 9,520. INSEE built its table for whole communes of 10,000 inhabitants or more, so for one nationality the interval is a guide and not an exact bound.
The count is of nationality. A person with French and American nationality counts as French, so dual nationals are not in it. People who live in France for less than a year, such as students on one semester, are not counted either. The census is collected over five years, and RP2023 includes the 2024 collection, which changed method, so the count is not set against earlier censuses. The page Americans in France by region gives the full reading rules and the other regions and départements.
Who buys in Paris: the notaries
The Notaires du Grand Paris press release of 25 June 2026 counts purchases of existing homes in 2025, from ADSN-BIEN data. It splits buyers who live outside France in two: foreign nationals and French nationals living abroad. Its own footnote defines the group this way, and the US figures are inside the foreign group.
| Paris | Île-de-France | |
|---|---|---|
| All buyers living outside France | 1,610 | 2,660 |
| Purchases by US buyers | 220 | 260 |
| US share of purchases by foreign buyers living outside France | 26% | 19% |
| Median budget of US buyers | 864,000 € | 713,600 € |
The release says Paris holds 60% of the purchases by buyers who live outside France in the region, with 1,610 purchases, or 6.9% of the sales made in Paris. It ranks Americans first among foreign buyers living outside France, in Paris and in the region. In Paris the next four are Italians, Lebanese, Germans and Belgians. The median surface bought by US buyers in Paris is 65 m².
What this does not tell you: whether a buyer then lives in the home, rents it out or uses it a few weeks a year, and how many Americans who live in France bought. The release counts the buyer's residence at the time of purchase, and an American who lives in Paris is in the census count and not in this one.
What an apartment rents for
The ministry's rent map, published by ANIL, gives an asking rent for each of the 20 arrondissements: euros per square meter per month, charges included, for an unfurnished apartment first advertised in the third quarter of 2025. The file has no line for Paris as a whole, only the arrondissements. The rents come from a statistical model fitted on listings of leboncoin and Groupe SeLoger. They are not median rents and they describe new lettings, not leases already running.

The monthly figure is the rent per m² times the ministry's reference surface for apartments of all sizes, 52 m². It is arithmetic on ANIL's figure, not a rent ANIL published, and a real apartment of another size will differ. "Listings" is the number of listings behind the arrondissement's figure. R² says how closely the model follows the listings of the same place; the ministry judges a model good above 0.5, and here it runs from 0.834 to 0.960. In every arrondissement the figure rests on the arrondissement itself and not on a group of neighbors.
The highest asking rent is in the 6th arrondissement at 37.89 euros per m², and the lowest in the 19th arrondissement at 27.70. The map shows no trend and the ministry says it cannot: each edition groups communes differently, so do not set these figures against an older edition. To compare Paris with another city, use France rent by commune.

Sources and method
- Census count. INSEE, census 2023, detail file "Individus localisés à la région": the weight of every person whose nationality code is 840 (Américains, USA) and whose département is Paris. We read the publication page and the file on 28 October 2026. The note on precision (September 2023) gives the coefficient of variation: fiche-precision.pdf (September 2023), communes of 10,000 inhabitants or more in metropolitan France, RP2018.
- Home purchases. The press release of 25 June 2026 of the Notaires du Grand Paris, from the ADSN-BIEN database. The scope is purchases of existing homes in Île-de-France in 2025 by buyers living outside France. We read the PDF on 28 October 2026 and copy its figures for Paris and for the region.
- Rents. "Carte des loyers", asking rents by commune in 2025, ministry of ecological transition, Licence Ouverte 2.0, updated 11 December 2025, read on 28 October 2026. The ANIL methodological note lists the listings used and the limits.
- What we do not do. We add no figure of our own beyond the sums, shares, intervals and monthly products described above. We do not add the census count to the buyers, and we do not give a number of Americans present in Paris at any time. The script that builds the page's data is in the project.
